Exactly. Is the building going to fall over if it isn't renovated? No, but it is a professional sports arena and should be kept in tip top shape as much as possible. It should also have some state of the art technology available as well. It is absolutely due for renovations/upgrades.

I was originally against funding for a the renovation of Talking Stick arena for Sarver. However, listening to the Doug and Wolf show, I had no idea that there were so many other events than the Suns. It is good for the city of Phoenix not just Sarver. It should be approved.

How many of those events need the reno to happen? How many of those events account for the economic impact of Talking Stick?
Do you need a wide concourse and luxury boxes for the circus? Harlem Globetrotters? Justin Bieber and 20,000 teen girls?

None. It’s so the Suns can squeeze more revenue out of a building the city subsidized by filling luxury boxes with people writing the cost off as a business expense while laying off their employees or cutting their benefits. Wait which board am I on?

What an outrageous charge. Worship Colangelo? Have you not read my posts over the years where I gave my opinion that Jerry was an excellent marketing man and politician (member of the Phoenix 40 which helped the Valley grow), but not an outstanding General Manager? I have even referred to Sarver as Jerry's legacy.

Be dramatic if you want, but you should consider that Jerry has Silver's ear and is in the best position to convince him that Sarver is a disaster -- for the Phoenix Suns and our community. Especially now that Sarver is making public threats. Why? Who better to evaluate him than the guy who chose him.

Worship? Humbug. You're as bad as Sarver with your emotional proclamations. People are saying that he is bluffing with his talk of moving the Suns. I am concerned that, with his narcissistic behavior, he is backing himself into a corner and, one day, will either have to cave or follow through on his threat to save face.

Good for you, Alum, for serving as a school teacher despite the pathetic wages. In my opinion, school teachers' salaries should fall just after doctors, nurses, police officers and firefighters. Teachers motivate and produce all across the country our future leaders, as well as all aspects of society. Including the ones who make millions of dollars for playing basketball, baseball, football, etc. I had to get that in because this is a sports board.

I assume you do not own rental property. I own property right now and have managed multimillion dollar commercial property. If the city wants a tenant, they need to upgrade their property. Simple as that. There are options in town that will not cost Sarver relocation fees. The city leaders need to think long and hard about what down town will be like without the Suns. They will come to some sort of compromise. It is in the best interest of both parties.

Also, people seem to be treating this like it's about some apartment building caddy corner from a Carl's Jr. This probably has a lot more complications as far as the deal with the city goes. People keep equating this to a regular real estate dispute/deal with the city, and that's not the case at all.

I manage/build and lease multi-million commercial properties. Yes, the goal is to keep space leased. but always make money. You can't pay for some many renos/upgrades that you are losing money.

The Coyotes experience should be a warning to anyone that for team that has weeknight events not to stray too far from downtown.

And I agree - they will come to an agreement. It is in the best interests of both.

And a Professional Team is hard to compare to any other tenant given:
1) Limited Supply
2) Barriers to relocation
3) Use of taxpayer money

Does anyone know what this $230MM will go for? If it's structural, I can see spending something on maintenance, yeah. But that much? Consider:

Structures like this typically have a useful economic life of 30-40 years. On a tax basis, commercial - use property depreciates over 30 years. The arena is 26 years old.

(These numbers are inflation - adjusted). The arena cost $150MM to build in 1992 and was renovated in 2003 for $78MM, ostensibly to compete with the hockey arena. The assumption is thus that it costs about $8MM per year to maintain the venue's economic value. Financial types refer to this as "maintenance capital expenditure."

So 16 years on from that, 15 years * $8MM = $120MM, not S230MM. That number equals the original cost of construction plus one renovation already. The inherit implication seems to be the building is ready to fall down. I doubt that.

He won't get this deal in Seattle. The hockey ownership funded nearly all the work on Key Arena. And do ya think Vegas is gonna Sarverfish an arena? They're too close to Phoenix to smell his greedy dealings.

I would think that the practice facility is strictly the responsibility of the Suns/Mercury for basketball purposes.

Sarver and his millionaires should foot the bill from their profits. The City of Phoenix has nothing to do with that. It would certainly not be a public arena for entertainment purposes.
