Real estate is valuable in South Florida. So is an NFL franchise, even one that hasn't won a playoff game since the turn of the century.
The Miami Dolphins came in as pro football's seventh most valuable team according to Sportico's rankings released Wednesday, Aug. 12. The outlet listed Miami's valuation at $10.25 billion, one of nine franchise reportedly worth 11 figures.
The value of sports teams across all leagues continues to skyrocket, as evidenced by the Los Angeles Lakers selling for a record $12.5 billion a year after going for $10 billion just one year earlier. The Dolphins' 24% value increase from last year ranked 26th out of 32 NFL teams, according to Sportico.

The latest valuation report comes as the Dolphins are in a state of change from the field all the way to the owner's box. A second straight losing season in 2025 prompted massive turnover on the football side, with former stars Tua Tagovailoa, Tyreek Hill, Jaylen Waddle and more being either traded or released. Coach Mike McDaniel was fired at the end of the season, with general manager Chris Grier not lasting even that long. The new team with free-agent acquisition Malik Willis at quarterback and first-year head coach Jeff Hafley is widely expected to finish with one of the worst records in the NFL this season.
Meanwhile, Stephen Ross, who has been the teams' majority owner since 2008, named son-in-law Daniel Sillman Miami's CEO and head of football operations Aug. 4. Sillman is expected to take over the team whenever Ross, 86, decides to step down. In 2024, Ross sold about 10% of the team to private equity fund Ares Management.
Sportico says its numbers combine the enterprise value of each team with the value of team-related businesses and real estate holdings. In Ross's case, that would include Hard Rock Stadium, home of the Dolphins as well as college football's Miami Hurricanes, which played for the national championship in that same stadium in January. Hard Rock also hosted World Cup matches and other high-profile international and club soccer games, as well as the annual Miami Grand Prix F1 race and the Miami Open tennis tournament.
The Dallas Cowboys came in first in Spotrico's valuations, worth an estimated $15.5 billion. The Dolphins ranked third among AFC East teams, with the defending AFC champion New England Patriots fourth ($10.4 billion) and the New York Jets fifth ($10.35 billion).
